Right now, the real estate market is hot – hotter than it’s been in years. If you’ve been toying with the idea of downsizing, upsizing or just moving to a new neighborhood, you may well be thinking it’s time to put up that “For Sale” sign.
While you know a new coat of paint to cover that lime green in the guest bathroom will help sell your home faster, you may wonder what buyers will look for when considering your HVAC system.
Maertin Heating and Cooling asked Barbara McDonald with Coldwell Banker for advice to share with our customers who are hoping to sell their homes within the next few months.
Are buyers concerned about HVAC systems when looking at potential new homes?
“Yes absolutely,” says Barb. “Many buyers are not in a position to purchase a new furnace and air conditioner after closing. One of the questions most frequently asked is the age of the HVAC system, along with other major mechanicals.”
My system is new. What do I need to show a buyer?
“Have documentation available to prove the system is new and was professionally installed. Show proof of the manufacturer’s warranty, any extended warranties and your HVAC professional installation paperwork. Buyers will be hesitant to purchase a home if the HVAC system was not professionally installed.”
Barb also recommends getting your system cleaned and inspected just before going on the market, no matter how new the systems are. “Showing that a licensed, professional HVAC technician gives your system the thumbs up is important to potential buyers.”
My system is older. What do I need to show a buyer?
“Get your furnace and air conditioner cleaned, inspected and serviced, and show proof of that when you put your house on the market,” says Barb. “As a realtor, I encourage yearly service to keep HVAC systems in prime condition. It is essential, no matter how old your systems are.”
Find your documentation and show your potential buyers that you’ve been getting these inspections done each year, by a licensed HVAC company. “Showing buyers that you’ve have your HVAC system properly cared for will aid in the selling of your home, especially if units are older. Minor issues are found before they become more serious – and expensive. Any repairs can be addressed and completed before your home inspection.”
Barb also recommends purchasing a service contract to give the buyer confidence in your HVAC systems.
Is it worth it to install a smart thermostat?
“Today’s buyers are looking for energy-saving features in their new home. Smart thermostats are key benefits when selling, because they help reduce energy bills,” Barb says. “About half of your energy costs are controlled by your thermostat and a smart thermostat goes above and beyond a programmable thermostat.”
“Smart thermostats learn your behavior and begin to make changes to reflect that. You can also change them from your cell phone and electronic home assistants.”
